Grants for Canadian homeowners living in the North and off-grid communities

We recognize that Canadians living in northern and off-grid communities face specific challenges when it comes to completing home retrofits, including higher equipment and labour costs. Northern and off-grid communities are eligible for additional measures under the program.

As part of the program, you have access to:

  • up to $600 for home evaluations and expert advice to homeowners so you can begin to plan your retrofits
  • grants of up to $5,000 to help you make energy efficiency retrofits to your home

  • not currently connected to the North American electrical grid nor to the piped natural gas network
  • living  in a permanent or long-term (five years or more) settlement with at least 10 dwellings

What you can claim

Your pre-and post-retrofit EnerGuide evaluations

You will be reimbursed for the cost of the pre- and post-retrofit evaluations up to a maximum of $600. Both evaluations are required under the initiative for reimbursement. You will need to complete at least one of the retrofits that is both eligible and recommended by your energy advisor in their report in order to be reimbursed. You will not be reimbursed for the pre-retrofit evaluation unless you continue through the full Greener Homes Grant process.

If you had completed an evaluation prior to December 1, 2020, but made recommended and eligible retrofits to your home on or after December 1, 2020, you can only be reimbursed for the eligible retrofits and post-retrofit evaluation.

Part of your completed home retrofits

If you are eligible for the Greener Homes Grant, you could receive a total reimbursement of up to $5,000 for the retrofits. You may choose to do more than one of the retrofits below but in all cases the maximum reimbursement will not exceed $5,000 total.

All retrofit measures below have been adjusted to provide an additional 30% for northern and off-grid communities recognizing that Canadians living in northern and off-grid communities face specific challenges when it comes to completing home retrofits, including higher equipment and labour costs.

Insulation

The Canada Greener Homes Grant allows homeowners to increase their home insulation. This slows the rate of heat loss, resulting in improved energy use and can help save money. The insulation’s resistance to heat flow is measured using both an RSI value and an R-value. R-value is the imperial measurement and the Résistance Système International (RSI) value is the metric measurement. The higher the resistance value, the slower the rate of heat transfer through the insulating material. Recommendations on insulation improvements and the calculation of your incentive will use these values. Read more about insulation materials.

All equipment must be purchased in Canada. Online purchases are only eligible if they are ordered from an online distributor in Canada.

Attic/Ceiling Insulation

Relatively easy access makes the attic a favourite starting point to insulate for many homeowners. Even if an attic is already insulated, you may be able to improve comfort and increase energy efficiency. Learn more about insulation.

Eligibility criteria for reimbursement:

  • Insulate a minimum of 20% of the total area of your attic or ceiling.
  • You must increase the insulation value (R-value or RSI).
  • Add insulation in the same location (e.g., attic floor vs. attic ceiling) as the insulation present at the time of the pre-retrofit evaluation.

Important:

  • The grant amounts reflect a situation where 100% of the ceiling area is one roof type. Your home may have a combination of ceiling types.
  • The total grant for any combination of attic, cathedral ceiling and flat roof insulation cannot exceed $5,000.
  • The total amount of your reimbursement will be calculated based on the total percentage of your attic that you choose to insulate. For example, if you insulate 80% of your attic you would qualify for 80% of the amount listed below.

Exterior wall insulation

The walls of your home can account for about 20% of heat loss. In addition to heat loss through the walls, there are many cracks and other access points that allow uncontrolled air and water leakage into and out of your home. To help choose the right product for your job, review the characteristics of blown-in and foamed-in insulations.

Eligibility criteria for reimbursement:

  • The total amount of your reimbursement will be calculated based on the total percentage of your wall that you choose to insulate. This means if you insulate 80% of your wall area, you would qualify for 80% of the amount listed below.
  • For a semi-detached or end unit rowhouse, you will not qualify for the full amount of the grant. The maximum you would be eligible for is 75% of the listed amounts. For a middle unit rowhouse, the maximum grant you would qualify for is 50% of the listed amounts. 
  • There are no incentives available for the insulation of walls between individual units.

Exposed Floor

Some homes have open foundations and exposed floors. Insulating the floor of those areas, such as the floor of a room above an attached garage or the floor of an addition where the floor is exposed to the outdoors, can improve comfort and save energy. The intent of this measure is to provide insulation under homes with main floors exposed to the outdoors. Learn more about insulating exposed floors.

Eligibility criteria for reimbursement:

  • Insulate the entire exposed floor area (minimum area of 11 square meters or 120 square feet).
  • This can include overhangs and floors above unheated spaces such as an unheated garage.

Basement/Foundation Insulation

Did you know that basements can account for about 20% of a home’s total heat loss? Air leakage can also occur through basement windows and at the top of the foundation wall. Learn more about insulating a basement and foundation.

Eligibility criteria for reimbursement:

  • Insulate a minimum of 20% of the wall area of the foundation, including basement and crawl space walls.

Crawl space

Did you know that a crawl space can be insulated in two ways? The walls of the crawl space can be insulated on the inside or the outside. The house floor above it can also be insulated.

Eligibility criteria for reimbursement:

  • Add insulation in the crawl space wall and header, or ceiling.
  • Insulate the entire area noted in the Renovation Upgrade Report.
  • If you are also insulating your basement, the maximum you can receive for insulating both areas is $1,950.

Important:

  • If you live in a semi-detached or end unit rowhouse, you will not qualify for the full amount of the grant: the maximum you would be eligible for is 75% of the listed amounts.
  • If you live in a middle unit rowhouse, the maximum grant you would qualify for is 50% of the listed amounts.

Air sealing

Making improvements to reduce the air leaving your house is the single most important retrofit you can make to improve energy efficiency, and it should be considered first in any retrofit strategy. Your Renovation Upgrade Report will provide you with a target to improve the air-tightness of your home. The lower the value you achieve, the more favourable the grant amount. Typically, these levels would be achieved with the assistance of an air-sealing professional.

Windows and doors

There are a number of options for upgrading the energy efficiency of your windows. A total window and frame replacement with new, high-performance ENERGY STAR® certified windows or inserts can make your home more comfortable, save energy and help fight climate change. Eligibility criteria for reimbursement:

  • All equipment must be purchased in Canada.
  • Online purchases must be from a distributor located in Canada.
  • The equipment must be on an eligible list below. All eligible model lists are available in an online searchable or csv format. The lists will be periodically updated to ensure homeowners have access to rebates for all equipment models available that meet Greener Homes performance criteria.
  • Maintain the ENERGY STAR labels on your windows and doors until after your post-retrofit evaluation.

Important:

  • A new window unit can be inserted into the existing frame of an old window, but replacements of only the glass, sash or door without a frame are not eligible.
  • A maximum of $325 per rough opening, up to a cap of $5000.

Thermostat

Smart or programmable thermostats help improve your comfort, save money on your energy bill and reduce your carbon footprint. Choosing a smart or programmable thermostat allows you to schedule temperatures to automatically adjust to energy-saving time-frames.

Eligibility criteria for reimbursement:

  • Must be combined with another retrofit measure from the Canada Greener Homes Grant.

    Exclusions: New heat pumps are installed with new thermostats and can not be combined with this grant. A resiliency measure and a thermostat must be combined with another measure (in order to qualify for the grant ).

  • All equipment must be purchased in Canada.
  • Online purchases are only eligible if they are ordered from an online distributor in Canada.

Space and water heating

Canada’ s cold climate means that space heating accounts for over 60% of the energy used in the average Canadian home. Make the switch to more energy-efficient heating equipment such as a heat pump to cut your utility bill and reduce your carbon footprint. Keep in mind that the cost of energy to operate a product over its lifetime is just as important as its purchase price. Learn more about energy-efficient heating equipment.

Many homes in moderate climates can rely on these heat pumps to heat or cool their homes year-round.  In colder climates, a cold-climate heat pump is more effective and reduces the need for a supplementary heating source. A heat pump is an electrically driven device that extracts heat from a low temperature place and delivers it to a higher temperature place. Learn more about heat pumps.

A contractor or energy advisor can help with estimating the economics of heat pumps in your area and the potential savings you can achieve. Heat pumps in general come at a higher cost compared to other heating systems due to the number of components in the system. In some regions and cases, this added cost can be recouped in a relatively short period through energy cost savings. However, in other regions, varying utility rates can extend this period. Speak with your Energy Advisor to see if a heat pump is right for you.

Ground source heat pumps

Two grants are available for ground source heat pump (geothermal system): 1) the installation of a full system or 2) the replacement of the heat pump unit.

Criteria:

In order to be eligible to receive a grant for this equipment, the following criteria must be met:

  • Installation: Your ground source heat pump unit must be installed by a licensed and trained professional. When using a licensed professional, it is highly recommended that you obtain proof of their licence to install equipment in your province or territory (PDF, 120 KB).
  • Attestation: It is highly recommended that you also have the licensed and trained professional sign an attestation form that the installation has been completed according to the CSA standard— ANSI/CSA/IGSHPA C448 SERIES (latest version), “ Design and installation of ground source heat pump systems for commercial and residential buildings.” Download the attestation form (PDF, 120 KB).  
  • Eligible product list: Your new ground source heat pump must be on a list of eligible products (view below). All eligible model lists are available in an online searchable or csv format. The lists will be periodically updated to ensure homeowners have access to rebates for all equipment models available that meet Greener Homes performance criteria.
  • Purchase location: All ground source heat pump equipment must be purchased in Canada. Online purchases are only eligible if they are ordered from an online distributor in Canada.

Note: The Canada Greener Homes Grant program is intended to provide grants for heat pump systems which distribute heat to the entire home, regardless of whether the system is a central ducted or ductless system. The Canada Grant program is not intended to provide grants for heat pumps that only service a portion of the house such as one or two rooms in the house, or only a home addition. The requirement does not necessarily need to be based on peak-load heating, as this can lead to excessive cycling on/off of the system. In some cases, there may be a home design where the heat pump provides heating to the entire home during the bulk of the heating days, and then a backup supplementary heating system provides heating to the entire home below a certain cut-off temperature for the very cold days.

The specific system needs to be determined in consultation with the mechanical contractor and a sizing guide tool, such as the one offered by Natural Resources Canada. The heat pump system is not typically sized to deliver 100% of the peak heating load as this could lead to an oversized system which frequently cycles on/off. Mechanical contractors should design a system that optimizes the energy savings for a house and increase the comfort of occupants. The design should account for the anticipated heat requirements based on other planned energy efficiency upgrades to the building envelope (such as insulation, windows or air sealing upgrades) in order to avoid oversizing the unit as they can have a significant impact on the heating load requirements of the house.

In the case of ductless systems (mini-split systems, multi-split systems), a minimum of two indoor head units are required and the ductless system must be sized to provide heat for the entire home. The particular combination of ductless system that is best suited to the configuration of the home would be determined with a mechanical contractor. In the case of a mini-split system with one outdoor unit and one indoor head, a minimum of two mini-split systems would need to be installed to qualify for the Canada Greener Homes Grant, because a minimum of two indoor heads is required.

It is recommended that the toolkit for air source heat pump sizing and selection be used by the mechanical contractor to determine the optimal sizing needs.

Replacing existing fossil-fuel burning equipment

Improve the efficiency of your heating equipment by replacing existing fossil-fuel burning equipment with one of the options below. Did you know? An ENERGY STAR certified forced-air furnace uses about 6% less energy on average than a standard model; an ENERGY STAR certified boiler uses about 10% less energy on average than a standard model.

Criteria:

  • Homeowner must live in a northern or off-grid community as defined by the Canadian Greener Homes Grant program.

Renewable energy systems

Renewable energy is energy derived from natural processes that is replenished at a rate that is equal to or faster than the rate at which it is consumed. Under the Canada Greener Homes Grant program, you can receive a grant for installing solar photovoltaic technology that converts sunlight directly into electricity. Under our climate resiliency grants, you may be eligible for reimbursement of a portion of the cost of the installation of batteries to store your solar energy. Eligibility criteria for reimbursement:

The resiliency measures detailed below must be combined with an energy efficiency retrofit from the Canadian Greener Homes Grant program.

Multi-Unit Residential Buildings (MURBs)

A low-rise MURB is a building of three or fewer storeys in height, having a building area not exceeding 600 m2. MURBs must either be stacked (up/down) or have a common area. Townhouses and retirement homes are not MURBs. View the full definition and eligibility details here.

Eligibility criteria for reimbursement:

  • The MURB must conform with the definition set out by the Canada Greener Homes Grant program.
  • A single EnerGuide evaluation must be undertaken of the entire structure (or address) and not on a unit by unit basis.
  • Homeowners within the MURB need to organize themselves (e.g., by way of a condo board) in such a way that all homeowners are aware that the evaluation will be taking place. 
  • Retrofits in an MURB must be agreed to by the person or persons able to make decisions about the renovations to the building.
  • Individual homeowners within the MURB must apply for individual grants of up to $5,000  based on the single EnerGuide evaluation undertaken for the entire structure. 

Applying for reimbursement for a low-rise MURB

Individual homeowners within the low-rise MURB must apply for individual grants of up to $5,000 based on the single EnerGuide evaluation undertaken for the entire structure. The maximum amount that a MURB structure can receive is $20,000.

Insulation and air sealing

The maximum allowable amount for building envelope measures— adding insulation and air sealing—in MURBs will be calculated based on the number of units within the building. The table below provides the multiplier amount.

The role of the multiplier factor is to account for larger areas to insulate or renovate when comparing a MURB to a single house. Eligibility criteria for respective insulation measures remain the same as described in the list of incentive measures (for example, insulating a minimum of 20% of the total area of the attic/ceiling). As for regular homes, MURBs cannot be reimbursed for more than 100% of the costs of the renovation.

The MURB multiplier determines the maximum grant amount for the MURB’s entire building, based on the number of units.
Examples:
Maximum grant for a 3-unit building is $5000 x MURB multiplier 1 = $5,000.
Maximum grant for a 4-unit building is $5000 x MURB multiplier 1.5 = $7,500.
Maximum grant for a 15-unit building is $5000 x MURB multiplier 3 = $15,000.
Maximum grant for an 18-unit building is $5000 x MURB multiplier 4 = $20,000.

The MURB multiplier also determines the maximum number of homeowners living in the building as their primary residence that can apply in order to reach the maximum eligible grant.

Note that for low-rise MURBs that are owned by one person and of which the remaining units are rented, the owner must live within the building as their primary residence. The maximum incentive that can be given in this case is $5,000 as there is only one homeowner residing in the building.

The windows and doors grants are calculated on a rough opening basis. A rough opening is the structural framing in a wall separating a heated space from an unheated space that creates an opening for the installation of a window or door. For example, a bay window with three window units installed into one rough opening is eligible for only one grant.

The MURB multiplier does not apply to windows, doors or solar panels, but it is possible to get reimbursed for more windows, doors and solar panels through the higher grant amount applicable to the entire building. The multiplier can be applied to the grant amount for:

  • MURB insulation
  • Air sealing
  • Resiliency measures

MURBs are not eligible for:

  • Heat pumps or domestic water heaters (including in northern and off-grid communities)
  • Thermostats

Here are some examples of grant calculations:

Example 1: a MURB comprising nine units and wanting to claim amounts for attic (R-50) would be calculated as follows:
(attic maximum $2,34 0 x MURB multiplier 2.0 = $4,680) = $4,680. As this amount is below $5,000, it can be claimed by one homeowner or divided between two homeowners as this is a nine-unit MURB.

Example 2: a MURB comprising four units and wanting to claim amounts for three ENERGY STAR window and exposed floor insulation would be calculated as follows:
(3 ENERGY STAR windows x $162.50 per rough opening = $487.50, no MURB grant multiplier on windows) + (exposed floor $455 x MURB multiplier 1.5 = $682.50) = $1,625. As this amount is below $5,000, it can be claimed by one homeowner or divided between two homeowners as this is a four-unit MURB.

Example 3: a MURB comprising 15 units and wanting to claim amounts for 25 ENERGY STAR most efficient windows, air sealing, basement header and air source heat pumps (ASHP) would be calculated as follows:
(25 ENERGY STAR most efficient windows x $325 per rough opening = $8,125, no MURB grant multiplier on windows) + (air sealing for 10% better than target $1,053 x MURB multiplier 3.0 = $3,159) + (basement header $312 x MURB multiplier 3.0 = $936) + (ASHP, not eligible for MURBs = $0) = $12,220. This amount must be divided and can be claimed by at least three homeowners as it is above the maximum of $5,000 for one homeowner.

Example 4: a MURB comprising 15 units and wanting to claim amounts for 20 ENERGY STAR most efficient windows, air sealing and insulation of 100% of exterior wall area (more than R-20) would be calculated as follows:
(20 ENERGY STAR most efficient windows x $325 per rough opening = $6,500, no grant multiplier) + (air sealing maximum $1,300 x 3.0 = $3,900) + (exterior wall insulation $5000 x 3.0 = $15,000) = $25,400 that will be capped at $15,000 based on the number of units (15) and the multiplier. In this case, the amount would need to be divided and claimed by three homeowners.

Example 5: a MURB comprising eight units and wanting to claim amounts for a 13 kW photovoltaic system would be calculated as follows:
(13 kW Photovoltaic system x $1,300 = $16,900, no grant multiplier) that will be capped at $10,000 as this is based on a maximum incentive of $5000 x MURB multiplier 2.0 = $10,000. As this amount is above $5,000, it will need to be claimed by two homeowners for this is an eight-unit MURB.
